Community Overview

Seabrook Island is a private, gated community located approximately 25 miles southwest of historic Charleston, South Carolina.

The island features lush maritime forests, serene lakes, and expansive marshes that are home to abundant wildlife. Residents enjoy three miles of private beaches, 27 miles of private roads, scenic boardwalks and trails, and a 27,000-square-foot fitness and wellness complex with indoor and outdoor pools.

Community Structure:

Town of Seabrook Island – Oversees zoning and provides water and sewer services.

Seabrook Island Property Owners Association (SIPOA) – Manages architectural review, recreation amenities, security, and infrastructure, including roads and drainage.

Seabrook Island Club – Offers premier golf, tennis, equestrian facilities, dining, and beach club pools.

Seabrook Island contains 2,500 acres and includes approximately 2,600 individual residential properties.
