The Property Manager (CAM) provides management, direction, and leadership to ensure the property is maintained and operated in accordance with the organization objectives. Property Managers are certified and licensed by the State of Florida as Community Property Managers (CAM).

Key Responsibilities:

  • Works closely with the Association Board of Directors and/or the Developer to manage and operate the community.
  • Facilitates solutions to problems within the community.
  • Demonstrates a positive, professional, and client-oriented attitude whether contact is by mail, telephone or in person.
  • Acts as the company’s primary coordinator to assure that the company fully meets and exceeds contractual property management obligations
  • Prepares annual budget for the associations (HOAs)
  • Analyzes and distributes monthly financial statements including operating variances from budget, cash management, and strategies for collection of receivables.
  • Maintains complete and accurate property files and records according to department systems with an emphasis on documentation for future reference.
  • Provides prompt, detailed, and accurate general status reports.
  • Supervises on-site team members.
  • Evaluates and identifies service needs and performance improvements required in all areas of maintenance and management.
  • Responds to phone calls and correspondence in a timely and professional manner.
  • Coordinates move-in processes, provides introduction and orientation to new tenants or buyers.
  • Acquires and maintains up to date knowledge of State and regulatory agency statutes.
  • Runs Board of Directors (BOD) meetings when necessary, according to Roberts Rules of Order.
  • Prepares professional presentation reports, action plans, bid analysis, etc
  • Supports and adheres to organization’s policies and procedures
  • Evaluates and negotiates all contracts effectively.
  • Maintains accurate records, files, and communications pertinent to the HOA as require per the company standards.
  • Processes violations, work orders, architectural control applications, lease applications, and sale applications as often as required.
  • Monitors aging reports, timely legal action, and update collection module on a timely basis.


Requirements

  • Projection of a professional and competent image
  • Active CAM License
  • At least two years of experience as CAM
  • Business acumen

  • Bilingual Spanish-English desired
